Your Bali villa on Airbnb only: what a direct-booking page needs

A page of your own does not replace Airbnb. It gives guests a second, better door, and it gives you the relationship.

If your villa is listed on Airbnb and Booking.com and nowhere else, you are renting space in someone else's shop. The platforms bring guests, which is useful. But they set the layout, the fees and the rules, and the guest is theirs, not yours.

A simple page of your own changes that. It does not need to be big. It needs to answer the questions a guest has before they book, and make booking with you easy. Here is what it should contain.

Why direct bookings are worth having

A booking on a platform costs you a commission. The rate depends on your agreement, so check your own statement. As a simple illustration only: if a platform kept 15% of a $1,000 stay, that is $150 you do not see. A direct booking avoids that fee.

It is not free money, though. A regional article on Bali direct bookings by SeaAsia makes the same point: direct reservations can bring advertising costs, booking-engine fees, payment processing and extra work, and the advantage can disappear if you overspend to win them. Its advice is a balance of platforms and direct bookings, not a swap. That is the right frame. Keep Airbnb. Add a place where your own guests, past guests and people who find you on Instagram can book without the platform in between.

The other benefit is the relationship. A guest who books with you gives you their email and their dates, and can come back next year without paying anyone to find them again.

Guests want to see where they will sleep. Show every bedroom, every bathroom, the kitchen, the pool at different times of day and the view from the bed. Add a simple floor plan, or at least a line for each room: bed size, air-conditioning, who it suits.

Photograph for the way people look: on a phone, held at arm's length. Fewer, honest photographs beat thirty similar pool shots.

2. Rates, rules and what is included

Put a real nightly rate on the page, or a clear "from" price with the season it applies to. "Contact us for rates" sends guests straight back to the platform where the price is visible.

List the rules the same plainly: maximum guests, check-in and check-out times, cancellation terms, pets, parties. Then say what is included: breakfast, a pool cleaner, a driver on request, the cleaning fee. The more you answer up front, the fewer messages you answer later.

3. A booking path that stays on your own site

This is where most villa pages lose the guest. A button that says "Book now" and then sends them to a platform page is an advert for the platform.

You have three realistic options, from simple to full:

  • An enquiry form or WhatsApp message with dates and guest numbers filled in. Simple, and fine for a small villa where you confirm each stay yourself.
  • A calendar that shows taken nights, so guests only ask for dates that are free.
  • A booking engine on your own domain, with payment, if you want guests to confirm without waiting for you.

Whichever you pick, keep the guest on your domain. A redirect to another site, with a different look and a different checkout, is where trust drops.

4. One reason to book direct

Guests know the platforms. They need one clear reason to use your page instead. The SeaAsia article suggests the reason does not have to be a lower price. It gives the example of a direct-booking package with a private dinner or a spa treatment.

Pick one perk you can actually deliver: a late check-out, a welcome dinner, an airport transfer, a free night on a longer stay. State it in a line near the booking button, and honour it every time.

5. Trust: reviews, location and who answers

A guest booking from an unfamiliar website wants to know it is real. Give them:

  • Reviews from guests, with names or first names and the month, if the guest agreed.
  • Location, shown honestly: how long to the beach, the airport, the nearest restaurant, timed from your gate.
  • A person. A name, a photo if you like, and a promise on reply time. "We reply within a day" is enough, if it is true.
  • Contact details that work: WhatsApp, email and a phone number.

A worked example: Rumah Senja

At Aeterna Works we designed a concept website to show how this fits together. Rumah Senja is an imagined collection of four private villas in Canggu and Ubud. It is a concept project, not a real client.

Each villa has its own page, with a short note in the owner's voice and the plain facts: bedrooms, pool, how many it sleeps and the nightly rate. The page walks through the house room by room and lists what is nearby, timed from the front gate. A date picker shows the taken nights and writes a WhatsApp message with the dates and guests already filled in, so a guest goes from browsing to asking in two taps, without losing Airbnb as an option.

A short checklist

Before you launch a page of your own, check that it has:

Direct-booking page checklist

  • Every room photographed, plus a floor plan or room list
  • A real nightly rate or a clear "from" price
  • House rules, cancellation terms and what is included
  • A booking or enquiry path that stays on your own domain
  • One direct-booking perk, stated near the button
  • Reviews, a timed location and a named person who replies
  • A site that loads fast and reads well on a phone
  • Your own contact details: WhatsApp, email and phone
